Why we work this way

Moving house is stressful enough without a solicitor who will not pick up.

Conveyancing became a volume industry. Files were pushed onto unqualified case handlers carrying two hundred matters each, updates stopped unless the client chased, and quotes were written to win the instruction rather than to describe the cost. The result is an entire profession that people expect to be difficult to deal with.

Ashraf Legal was set up in March 2020 to run smaller caseloads properly. We take on fewer matters than a volume firm and we resource each one with a qualified solicitor who reads the title personally, drafts the enquiries personally and reports to you personally. That is a deliberate commercial choice: it makes us slower to scale and considerably easier to work with.

We are authorised and regulated by the Solicitors Regulation Authority under number 803621, which means client money is held in a protected client account, professional indemnity insurance is in place to the SRA minimum, and you have recourse to the Legal Ombudsman if we fall short. Those protections do not apply to unregulated conveyancing services — it is worth checking before you instruct anyone.

You are not passed between a case handler, an assistant and a completions team. The person who reads your title is the person who reports to you and the person who exchanges. You have their direct line and their email address from day one.

Our fee is agreed before you instruct and it does not move because the file turned out to be more work than we expected. Disbursements are listed individually at cost. Nothing appears on the completion statement that you have not already seen in writing.

Our office is at 29 Arundel Road, Luton, LU4 8DY. Conveyancing does not require you to sit across a desk from your solicitor — identity checks are completed electronically, documents are signed and returned by post or in person, and the file runs by email and phone. We act for clients in Luton, Dunstable, Bedford, St Albans, Milton Keynes and Hertfordshire, and for clients buying and selling anywhere in England and Wales.

Before you instruct anyone

Our legal fee is fixed and quoted before you instruct us. On top of that sit disbursements — searches, Land Registry fees, bank transfer fees and, on a purchase, Stamp Duty Land Tax — which we itemise at cost. Our fees page sets out the full structure and the variables that can change a quote.
